Project Summary

Description

This Qualitat Promocions project was developed as an integrated sustainable building demonstration project, including solar thermal installation, eco-friendly materials and an energy efficiency concept. Qualitat and BCN Cambra Logica Projectes, as the engineering company responsible for the CSTS, wanted to show the feasibility of the solar thermal installation.
Solar energy was the main energy source and natural gas was used for back-up heating. The back-up boilers are equipped with a control system so that they only switch on if the solar system does not deliver the demanded temperature.

"The Els Molins project, was initiated as a complete sustainable building from the beginning. This sustainable concept included several criterias: energy efficiency measures (insulation, windows and facades, solar energy, and orientation), materials (building without polyethylene, natural paints for the internal walls). From the experiences and results of this project, Qualitat integrated some of the sustainable criteria adopted in the project as a standard for all new residential buildings. One of the criteria adopted as a standard was the installation of the Solar Thermal Systems, before any ordinance or CTE obligation became into force."

The investment is profitable for the tenants, although it is not known in detail how this affects the energy costs for gas. The tenants didn‘t pay a higher price for the dwelling due to the implementation of the solar system. The additional costs were covered by the developer, so for them the investment was not profitable in a direct way. The increase on the energy price will make the CSTS even more profitable for the tenants.

Development & experiences

Qualitative aspects of the CSTS

The initiative to install the CSTS was the idea of the project developer Qualitat. Qualitat wanted to demonstrate the technical and economical feasibility of a sustainable residential building. Amongst other sustainable measures a large solar thermal system was integrated in the design. At that time no mandatory legislation for solar thermal energy was in place. Qualitat wanted to differentiate from their competitors with a more sustainable energy concept.

Thanks to the good orientation of the building in combination with the intention to design a sustainable building, all the sustainable criterias (including CSTS) were integrated in the design process from the early start. The municipality did not make any objection to the project.

Summary of experiences / Notices to the project performance

Qualitat initiated the idea to build a demonstrative residential building (included in a European Project) and show the technical, economical and environmental feasibility. Apart from some problems that appeared during the construction, the project was successful. The solar thermal installation worked fine from the beginning, apart from some problems related to the domotic system that appeared because the lack of maintenance.
